Buena Park, tucked neatly between the Wrigleyville and Uptown neighborhoods of Chicago, is just a few tranquil steps away from Montrose Harbor, the Sydney R. Marovitz Golf Course, and my favorite new dog-walking destination, Peace Garden (pictured above). Notice Park Place Tower (my GenoPetro.House office location) standing in the far right background. Loving the North Side of Chicago before the winter chill sets in.

Not sure what the story is (was) with the Starbucks at Wilson & Magnolia in the Uptown neighborhood of Chicago. Hopefully a Relocation is on the corporate menu. It was part of my morning coffee routine when showing properties in the area (and an ad hoc office/wireless hotspot on more than a few occasions).

Tucked away in a basement storefront at the corner of Irving Park and Clarendon (on the Wrigleyville neighborhood | Uptown neighborhood cusp), Kell's is an old school Chicago shoe repair shop (keys & belts, too according to the signs). And...they did a great re-furb of the wife's Ferragamos (pictured above)

Smoking vs Buying a Chicago Condo

Okay, I'm not a tobacco user so I have no dog in that fight (see above pix). To each his/her own, etc. However, simple math reveals that the money spent on a two pack a day habit ($11.80 per pack + tax in the city...geez) would easily cover the principle, interest & PMI payment on most two bed/one bath condos currently for sale in the Uptown neighborhood of Chicago. And...quitting for 18 months would cover most of the necessary 10% down payment. Simply put, quit smoking and buy some property, fellow hipsters. Even in the worst real estate market, it won't kill you.

Condo Sale Price      = $150,000

10% Down Payment  = $  15,000

Monthly P&I @4%     = $       665

Monthly PMI            = $         56



ps...quit drinking, too...and you can probably buy a Lexus.

My latest favorite java spot is Heritage Outpost in the Uptown neighborhood of Chicago. Located in the lobby of a circa 1920s elevator apartment building, Heritage is the coolest new spot in the 'hood. The 1300 block of W Wilson has a very old world European vibe and this micro coffee house (fashioned with a 'walk-up' sidewalk window) fits right in. Great coffee and great people watching. Feels like the Left Bank of Paris in 1945 -- or so I imagine.

Hey, if you can't complain about the weather around here, you're only left with the traffic, the potholes, and the politics. Chilly subject matter on all fronts, to be sure.

The Golden House Restaurant, tucked next to the Riviera Theatre in Chicago's Uptown neighborhood, is a 1960s throwback to an epicurean era when 'greasy spoon' trumped 'haute cuisine' everyday of the week and twice on Sundays; or at least for the locals north of Wilson and either side of Broadway. I peeked through the gritty window and snapped this shot of the lone waitress hunkering down over a late night cup of Joe while a patron tried to catch some shut-eye in a crimson booth in the back. And like the sign says: BREAKFAST SPECIAL  2 Large Eggs with Potatoes and Toast $3.75. A pre-holiday nod to 'all the gypsie hacks and insomniacs,' in the spirit of Tom Waits and Edward Hopper.

The Riviera Theatre in Chicago's Uptown Neighborhood is perhaps the most iconic concert venue on the city's North Side. Here are a few local (and historic) facts:

*Location: 4746 N. Racine Avenue

*CTA 'L' Stop: Red Line -- Lawrence Avenue (or get off at Wilson and run like hell for two blocks)

*Built: 1917 as a neighborhood movie house

*Seating Capacity: 2500

*Architectural Design: French Renaissance Revival by Rapp and Rapp

*1917 Ticket Price: $0.10 for 'Cleopatra'

*2014 Ticket Price: $60.25 for 'Wilco'

*Hip Factor: 8 on a 1-10 Scale (gotta knock off points for no AC in the summer)

Additional notes: as I mentioned above, it can get a little stuffy in there (especially in August) so you may want to tuck a flask of H2O into your summer flannel--but there is a bar in the back if you're so inclined, i.e. age 21+ and not in a 12 Step Recovery program. Also, word is: 'Security' can get a little rough at times so behave yourself. Remember, it's Uptown and they're not above yanking you to the sidewalk by your lumberjack beard.
